  • Chad Yonce, CCIM, CPM

    President & Broker-in-Charge

    Purchase – Sales – Leasing of Commercial Properties.

    Chad Yonce was born and raised in Charleston, SC. After graduating from The Citadel in 1995, Yonce founded SEMG and assisted the company’s growth from its inception. As President and Managing Partner, Yonce now oversees an energetic staff that collectively manages and leases 737,000 sq ft of space valued at just over $175 million dollars, and a brokerage team that annually averages $47 million in commercial sales and leasing activity. In addition, Yonce obtained the nationally recognized Certified Commercial Investment Member designation (CCIM) in May of 2004, as well as the Certified Property Manager designation (CPM) in April of 2009.  In 2016, Yonce served as the President of the Commercial Division for the Charleston Trident Association of Realtors. For over 25 years, Yonce has specialized in the purchase, sale, and leasing of investment properties.

  • Bryan Perrucci, CCIM

    Partner, Brokerage

    Bryan is a 1998 graduate of the College of Charleston, specializing in Buyer/Seller and Tenant/Landlord representation. Since joining SEMG in 2001, Bryan has represented investors, landlords, & tenants in an array of different property types throughout the Charleston area. Regardless of whom Bryan is representing, his focus is always on his client, keeping honesty, integrity, & communication at the forefront, making each transaction seamless.

  • Meghan Magee, CPM

    Partner, Head of Property Management

    Meghan grew up in Charleston and is a 2001 graduate of The University of South Carolina. She joined SEMG in 2003 after working for a local commercial developer. In 2006, she completed the rigorous requirements of professional education, examinations, and experience to receive the Certified Property Manager designation (CPM) by the Institute of Real Estate Management. As the head of the property management department, Meghan currently oversees the management of 737,000 sq ft of property in the tri-county area consisting of shopping centers, office buildings, mixed use properties, residential apartments and single-family homes. Meghan continues to build strong relationships with her tenants and owners, which have become mutually beneficial to the everyday success of the investment properties managed.

  • Lizzy Millar, CPM

    Property Manager

    A native of Charleston, Lizzy is a graduate of the College of Charleston with a degree in Business Administration. Lizzy joined SEMG in March 2013 after working in the banking industry for four years. She currently manages mixed-use properties, specializing in residential leasing, management, and commercial management. In 2020, she completed the demanding requirements of professional education, examinations, and experience to receive the Certified Property Manager designation (CPM) by the Institute of Real Estate Management. Lizzy is the third employee of SEMG to receive this designation. Lizzy works closely with the property owners to handle all of their investment needs.

  • Alexandra Melton

    Property Manager

    Alex is originally from North Carolina and graduated from Appalachian State in 2012 with a BS in Communications. She decided to make the Lowcountry her home in 2013. Alex joined SEMG in January 2017 to specialize in commercial management after working in event planning. In this role, she is responsible for overseeing the day-to-day management and operations of a number of shopping centers, office buildings and Horizontal Property Regimes located in the tri-county area. Her experience and upbeat attitude allow Alex to create meaningful and positive relationships with tenants and clients.

  • Jennifer Veyera

    Property Manager

    Jennifer moved to Charleston in 2010 from Northern Virginia. She is a graduate of The Citadel with a BS in Business Administration and Masters of Business Administration. Prior to joining SEMG, Jennifer worked in the legal field utilizing her Paralegal degree and in childcare for 7 years. Jennifer is able to bring her customer service, organizational and relationship management skills into her role as a residential Property Manager.

  • Meredith Heyward

    Property Manager

    Meredith was born and raised in Charleston, SC. After finishing her undergrad at the University of South Carolina, she received her master’s at the University of Southern Mississippi in Sports and Entertainment Management. Prior to joining SEMG in October of 2019, Meredith worked in college athletics for top Division-I schools, the wireless and banking industry. She is bringing over 15 years of customer service and relationship management skills for her new role as property manager. She will oversee residential and mixed-use properties.

  • Jessica Helms

    Property Manager

    Jessica was born and raised in Columbia, SC. After receiving her Bachelor’s Degree in Hotel, Restaurant and Tourism Management she moved to Charleston, SC where she spent 9 years at Kiawah Island Golf Resort working in different areas of the resort including sales, housekeeping management and property management where she assisted in managing over 100 private premiere homes and condos. Jessica is bringing over a wealth of knowledge in high end customer relations and short-term vacation rentals. At SEMG her experience will be used to oversee residential properties.

  • Emily Williams

    Property Manager

    Originally from Hilton Head Island, Emily moved to Charleston in 2017 after attending the University of South Carolina. She majored in Public Relations and began a career in sales shortly after leaving Columbia. She values her Lowcountry roots and is enthusiastic about all things Charleston. Emily’s personable and professional character allows her to build and maintain solid relationships in the workplace. Her background in sales and proven customer service skills bring value to our team as an assistant property manager.

  • Annedrea Mathis

    Property Manager

    Annedrea is a Charleston native who attended Claflin University. She began her career in real estate in 2017. She joined Southeastern Management Group in December 2022 after working for several years in multi-family residential properties including luxury properties. Annedrea currently focuses on the management of our commercial investment properties including our shopping centers and mixed-use retail centers.

  • Helen Michael, CPA

    Chief Financial Officer

    Helen joined our team as Chief Financial Officer in 2015. In this role, Helen provides expertise in the areas of cash flow analysis, financial reviews of real estate properties and transactions, and IRS Code Section 1031 tax deferred exchanges. Her strong tax, accounting and financial background allows her to provide investment analysis to SEMG’s owners and investors. She also manages the finance and accounting department for the company.

    Originally from Greenwood, S.C., Helen graduated from the College of Charleston with a B.S. in International Business and a B.A. in Spanish. After working as the Manager of a local accounting department, Helen earned her Master’s degree in Accountancy from the College of Charleston in 2011. Helen then worked as a tax accountant at a regional public accounting firm in Charleston, where she received her CPA license in 2012. She is also very active in the Charleston community, and serves on several committees and boards.

  • Laura Hernandez

    Property Accountant

    Laura joined SEMG in 1999. She brought 18 years of experience working in the accounting department of a Chicago real estate development and management company. In addition to managing the daily operations of the SEMG office, Laura also is responsible for all cash management. This includes the accounts payable, receivable and delinquencies.

  • Shawn Bell

    Staff Accountant

    Shawn is originally from Columbia, SC by way of Charlotte, NC. She and her family moved to Charleston in July 2020 to continue her career in the hospitality management and accounting industries. Shawn brings 20 years of experience to SEMG, and enjoys art museums, Carolina college football, and volunteering throughout the community.
